Schengen — 90 Days in Any 180
The permit gives visa-free access to the Schengen Area for three months in any six-month period. It is not unlimited free movement, and it is not a work permit for other member states.
Rental Income, on a Long Lease
Property bought under the program may be let on a long-term lease. Short-term and Airbnb-style letting is prohibited for Golden Visa properties, and breaching it risks fines.

Residency Is Not Citizenship
This program grants a residence permit, and you can hold it without ever living in Greece. A Greek passport is a different thing: naturalisation asks for seven years of actually residing in the country, plus the Greek language and further requirements. Permanent residency likewise follows seven years. So the two headline attractions — no stay requirement, and a path to citizenship — cannot be used at the same time. Which one you are actually buying is the first thing worth settling, and we would rather settle it now than in year six.

The qualifying investment does not change with household size — only the fees do. Eligible dependents are a spouse or civil partner, children under 21, and the parents of both spouses.
Two totals, not one: the qualifying investment is set in euros and the fee schedule is published in US dollars. Adding them would mean inventing an exchange rate, so we do not.
Property routes carry a minimum size of 120 square metres and must be a single unit. The €250,000 tier applies where a commercial building is converted to residential — the conversion must be complete before the application goes in — or where a protected listed building is fully restored, with the restoration a precondition of the first renewal at five years. Purchase taxes, legal and notary costs on a property route are additional and depend on the transaction. Due diligence is charged for dependents aged 16 and over. The published fee schedule includes a passport fee, which is reproduced here as published even though Greece issues a residence permit rather than a passport under this program. Figures are indicative, non-binding, and confirmed during due diligence.
